Our Team

Bill Greene, a managing partner, joined Hayes & Sherry Real Estate Services in 1995 as a commercial real estate broker responsible for starting and growing the retail investment division. He has sold and leased well over 25 million square feet of retail property and handled multiple landlord and tenant rep transactions.                                

Recent deals include the land purchase of 200+ acres of land for a 4 million square foot Amazon fulfillment center in Johnston and their last-mile delivery operation in Providence. He is also working with Walgreens to manage and redevelop the Rite Aid portfolio they purchased in the local market and as McDonald’s regional representative. 

Bill has worked on many recent transactions with tenants like Chipotle, Starbucks, Walgreens, Washington Trust Bank, Amazon, BayCoast Bank, Seven Stars Bakery, O’Reilly Autoparts, AutoZone, PetValu, Shell, Sonic, Pizza Hut, and others.

Bill has represented tenants in the local trade area including CVS, Cumberland Farms, Chase Bank, Massage Envy, Moe’s Southwest Grill, National Tire & Battery, Neon Gas, Aroma Joe’s, Verizon and Dunkin’ among others.

In addition, he represented the following national tenants in their search for space in Rhode Island; Chase Bank, CVS/Caremark, Boston Sports Club, Verizon, Dunkin Donuts, Bruegger's Bagels, and AT&T.

Mr. Greene is a graduate and active alumnus of Providence Country Day School in East Providence, RI, and spent time coaching Division 1 college soccer and lacrosse at Providence College. Bill is a 1989 graduate of Hamilton College in Clinton, NY.

Mr. Greene serves on the Development Board at The San Miguel School of Providence, the Facilities Committee of Trinity Repertory Company, and the board of Rhode Island Public Expenditure Council (RIPEC). He is also a member of the National Association of Realtors and the International Council of Shopping Centers (ICSC).

David Lucivero joined Hayes & Sherry Real Estate Services in January 2004 as a commercial real estate broker. His main concentration is in the retail and investment sales division of Hayes & Sherry Real Estate Services.

Dave has represented several national and regional tenants for space and sites in Rhode Island, Massachusetts and Connecticut including JP Morgan Chase, CVS/Caremark, Verizon, Cumberland Farms, Corner Bakery Café, Bank RI, Blue Cross Blue Shield of RI, O’Reilly Auto Parts, Family Dollar, Shell, IHOP, HarborOne Bank, Moe’s Southwest Grill, Washington Trust and many others.

Dave is a graduate and active alumnus of Bentley College in Waltham, Massachusetts where he graduated in 2001 with a degree in Finance. He is an active member of the International Council of Shopping Centers (ICSC).

Dave currently lives in Cranston, RI with his wife and two children. 

Matt Fair joined Hayes & Sherry Real Estate Services in 2007 as a commercial real estate broker. Matt works on the Office and Investment Sales team serving the needs of clients across a broad spectrum of assignments. 

Matt has been actively involved in over $100 million dollars in sale and lease transactions. His financial analysis and coordinated processes has created added value for clients from a diverse cross-section of industries through solid real estate strategy. 

Since starting at Hayes & Sherry Real Estate Services, Matt has worked exclusively representing: Prudential Financial, Sovereign Bank, Hobbs Brook Management, Care New England Hospitals, Blue Cross Blue Shield of RI, Unilever, Wyeth, American Heart Association, Andera, ShapeUp and Textron Realty. 

Matt is an active member of the community and currently serves on the Board of Directors for Big Brother Big Sisters of Rhode Island, committee member for the Providence Foundation's "Young Leaders Association", ambassador for Rhode Island Family Services' "Dining Out For Life" program, and is a past student mentor at Year-Up. 

Mr. Fair earned his bachelor's degree from the College of Charleston in Charleston, SC. Matt lives in Saunderstown, RI with his wife and two children.

Pete Hayes, SIOR, Partner 

Pete began his career with The Codman Company in Boston in 1983.  In 1987 he opened a Codman office in Providence, which became Hayes & Sherry in 1990.

During his tenure in the marketplace, Pete has negotiated millions of square feet of leases and sales, including office, industrial, retail, land and hospitality properties with the largest deal being the sale of a 1,200,000 square foot headquarters building in Reno, Nevada for $156,000,000.  A few of his past and present clients include: 

Pete is an active member of the Society of Industrial and Office Realtors (SIOR), a former New England SIOR Board of Director and its past President.

Pete is a member of the Board of Directors of Delta Dental of Rhode Island and past board member of Blue Cross Blue Shield; and Rhode Island Public Expenditures Council (RIPEC); and a former Trustee of the Greater Providence Chamber of Commerce.  H was an original Advisory Board member and mentor with Year Up Providence.

Recently Pete joined the Capital Campaign Committee for the new Tower Street Community Center in Westerly.

Karl F. Sherry, a founding partner of the firm has personally negotiated the sale and lease of millions of square feet of space since forming Hayes & Sherry Real Estate Services in 1990.  Karl has exclusively represented numerous Fortune 500 companies and currently represents:

Prior to forming Hayes & Sherry Real Estate Services, Karl had extensive experience in sales originally with the Campbell Soup Company and later as a National Sales Manager with the A.T. Cross Company.

Karl is the Chair of the Board of Blackstone Health, Inc.; a former Chair of the Board of Directors of Delta Dental of Rhode Island and the Altus Group, Inc.; a member of the Board of Directors of the Pawtucket Boys & Girls Club; a former Chair of The Memorial Hospital Foundation; a member of the Board of Directors of In-Sight; a former Director of the Pawtucket Foundation and a member of the Rhode Island Commodores.  Karl has served in different capacities for various charitable organizations throughout Rhode Island including Chair of the LaSalle Academy Inaugural Scholarship Dinner.  Karl has also served as an admissions advisor to Boston College where he graduated in 1977.

Jeff Finan, a partner, joined Hayes & Sherry Real Estate Services in 1990 as a commercial real estate broker.  

Jeff has worked exclusively throughout Rhode Island and southeastern Massachusetts with General Electric, Federal Express, Leviton Manufacturing, Honeywell, Draka Cableteq, and Tiffany & Company.  Currently, Finan represents several local and natural distribution corporations looking to expand in Rhode Island.

Jeff holds a Bachelor of Science degree in Business Administration from Bridgewater State College.

Steve Flachbart joined Hayes & Sherry Real Estate Services in 2018 as a Senior Vice President.  He specializes in the office, medical, and industrial services divisions serving clients’ needs in both leasing and investment sales capacities.

Before joining Hayes & Sherry, Steve spent 14 years at JLL working in the suburban Chicago market, steadily representing approximately two million square feet of properties across multiple submarkets.  During his tenure in Rhode Island and Chicago, he has contributed to various teams that have brokered over 800 transactions including landlord and tenant representation and property sales.

Steve worked as the exclusive tenant rep broker for Travelers, Providence Community Health Centers, PACE, and Black Diamond Networks.  He has also worked exclusively with many real estate investment firms including Wexford Science & Technology, Delta Dental, Northwestern Mutual Life Insurance, Fulcrum Asset Advisors, and LaSalle Investment Management.

Mr. Flachbart maximizes client satisfaction by understanding specific property and transaction goals and acting as a voice for clients throughout the process.  He provides thorough cash flow analysis to communicate a holistic financial impact of a deal and negotiates all economic facets including price/rent, construction allowances, abatement, and other concessions.

Mr. Flachbart earned his Bachelor in Business Administration with a concentration in Finance from Miami University in Oxford, Ohio, and currently lives in Warwick, RI with his wife and three sons.

Derek Brazeau joined Hayes & Sherry Real Estate Services in 2019 as a commercial broker. He has been involved in investment sales facilitating transactions between property owners, prospective buyers, and investors. Due to his experience and past roles in the industry, Derek has joined Hayes & Sherry and is responsible for leading the Multifamily investment sales division; focusing on apartment buildings in the Rhode Island market and surrounding areas. His responsibilities include market analysis property valuation, marketing the property, negotiating, and staying up to date with market real estate trends.

Before joining Hayes & Sherry, Derek spent 5 years working with a local full-scale real estate investment firm engaging in Brokerage, Management, Development, Acquisitions & Holdings throughout Rhode Island, and Southeastern Massachusetts. He had various roles within the organization, including sales, leasing, property management, and project management in the residential and commercial sectors of the business.

With his experience, Derek has a well-rounded background and education in the real estate business. His understanding of investment sales in the multifamily sector and local market knowledge will prove critical for investors looking for a valuable resource.

Derek earned his bachelor’s degree in marketing from Salve Regina University. He lives in Johnston with his wife, two sons, and daughter.

Mary Ann joined Hayes & Sherry at its founding in 1990 coming from The Codman Company in Boston. With over 30 years of experience as office manager, Mary Ann is instrumental in all aspects of the firm’s day-to-day operations.  She provides the highest level of support to the team and their clients to ensure a smooth operation in a busy office environment.

Denise joined Hayes & Sherry in 2007 and is responsible for all marketing, market research, Customer Relationship Management (CRM), website administration and information technology.  Denise provides a high level of behind-the-scenes support at the firm, allowing the brokerage team to concentrate on what they do best – leasing and selling properties.
