Our Team

Bill Greene is a Managing Partner at Hayes & Sherry Real Estate Services. He joined the firm in 1995 as a commercial real estate broker and played a key role in launching and expanding the company’s retail division. Over the course of his career, Bill has completed the sale and lease of more than 25 million square feet of retail real estate, representing both landlords and tenants across a wide range of transactions.

Recent notable assignments include the acquisition of more than 200 acres for a 4-million-square-foot Amazon fulfillment center in Johnston, as well as Amazon’s last-mile delivery operation in Providence. Bill is also working with Walgreens on the management and redevelopment of the Rite Aid portfolio acquired in the local market and serves as McDonald’s local real estate representative.

Bill has completed numerous transactions for nationally and regionally recognized tenants, including Chipotle, Starbucks, Walgreens, Washington Trust Bank, Amazon, BayCoast Bank, Seven Stars Bakery, O’Reilly Auto Parts, AutoZone, Pet Valu, Shell, Sonic, and Pizza Hut. His local tenant representation experience also includes CVS, Cumberland Farms, Chase Bank, Massage Envy, Moe’s Southwest Grill, National Tire & Battery, Neon Gas, Aroma Joe’s, Verizon, and Dunkin’, among others.

Additionally, Bill has represented several national tenants in their Rhode Island market expansions, including Chase Bank, CVS/Caremark, Boston Sports Club, Verizon, Dunkin’ Donuts, Bruegger’s Bagels, and AT&T.

A graduate of Hamilton College (Class of 1989), Bill is also an active alumnus of Providence Country Day School in East Providence, Rhode Island. Earlier in his career, he spent time coaching Division I college soccer and lacrosse at Providence College.

Bill currently serves on the Board of The San Miguel School of Providence, the Facilities Committee of Trinity Repertory Company, and the Board of the Rhode Island Public Expenditure Council (RIPEC). He is a member of the National Association of Realtors and the International Council of Shopping Centers (ICSC).

David Lucivero, a partner, joined Hayes & Sherry Real Estate Services in January 2004 as a commercial real estate broker. His main concentration is in the retail and investment sales division of Hayes & Sherry Real Estate Services.

Dave has personally sold over $300 million in real estate transactions over the past few years. Most recently he was part of the team that sold 200+ acres of land for a 4 million square foot Amazon Distribution Center in Johnston, RI.

 
In addition, Dave has represented the following national and regional tenants for space and sites in Rhode Island, Massachusetts, and Connecticut; JP Morgan Chase, CVS/Caremark, Verizon, Cumberland Farms, Corner Bakery Café, Bank RI, and many others.

Dave has also worked with tenants like Blue Cross Blue Shield of RI, O’Reilly Auto Parts, Family Dollar, Shell, IHOP, HarborOne Bank, Baja’s Tex Mex Grill, and Washington Trust.

 Dave is a graduate and active alumnus of Bentley College in Waltham, Massachusetts.  He is an active International Council of Shopping Centers (ICSC) member.

Dave currently lives in Cranston, RI with his wife and two children.

Matt Fair is a Partner in the Providence-based Cushman & Wakefield / Hayes & Sherry office, where he has worked as a commercial real estate broker since 2007. As a member of the Office and Investment Sales team, Matt advises clients on a broad range of leasing and investment transactions throughout the region.

Over the course of his career, Matt has participated in more than $1 billion in completed sale and lease transactions. His strength in financial analysis and coordinated transaction strategy enables him to deliver measurable value to clients across a wide spectrum of industries.

Matt currently oversees the strategic leasing efforts for several premier Class A office properties, including the 265,000-square-foot office tower at 40 Westminster Street, the 200,000-square-foot IGT Center, and the 340,000-square-foot Class A office property at 1301 Atwood Avenue.

Since joining Hayes & Sherry, Matt has represented a diverse roster of institutional and corporate clients, including Bain Capital, Ventas, Wexford, Hobbs Brook, Care New England, Blue Cross Blue Shield, Unilever, Wyeth, the American Heart Association, Andera, and Textron.

Deeply committed to community involvement, Matt serves as a Trustee of The Providence Foundation and previously served on the Board of Big Brothers Big Sisters of Rhode Island. He is also an ambassador for Rhode Island Family Services’ Dining Out for Life program and a former student mentor with Year Up.

Matt earned his bachelor’s degree from the College of Charleston in Charleston, South Carolina. He lives in Saunderstown, Rhode Island, with his wife and two children.

Pete Hayes, SIOR, Partner 

Pete began his career with The Codman Company in Boston in 1983.  In 1987 he opened a Codman office in Providence, which became Hayes & Sherry in 1990.

During his tenure in the marketplace, Pete has negotiated millions of square feet of leases and sales, including office, industrial, retail, land, and hospitality properties with the largest deal being the sale of a 1,200,000-square-foot headquarters building in Reno, Nevada for $156,000,000. 

A few of his past and present clients include: 

Pete is an active Society of Industrial and Office Realtors (SIOR) member, a former New England SIOR Board of Directors, and its past President.

Pete is a member of Delta Dental of Rhode Island's Board of Directors, a past board member of Blue Cross Blue Shield and Rhode Island Public Expenditures Council (RIPEC), and a former Trustee of the Greater Providence Chamber of Commerce. He was also an original Advisory Board member and mentor with Year Up Providence.

Recently Pete joined the Capital Campaign Committee for the proposed Tower Street Community Center in Westerly.

Karl F. Sherry, a founding partner of the firm has personally negotiated the sale and lease of millions of square feet of space since forming Hayes & Sherry Real Estate Services in 1990.  Karl has exclusively represented numerous Fortune 500 companies and currently represents:

Prior to forming Hayes & Sherry Real Estate Services, Karl had extensive experience in sales originally with the Campbell Soup Company and later as a National Sales Manager with the A.T. Cross Company.

Karl is the Chair of the Board of Blackstone Health, Inc.; a former Chair of the Board of Directors of Delta Dental of Rhode Island and the Altus Group, Inc.; a member of the Board of Directors of the Pawtucket Boys & Girls Club; a former Chair of The Memorial Hospital Foundation; a member of the Board of Directors of In-Sight; a former Director of the Pawtucket Foundation and a member of the Rhode Island Commodores.  Karl has served in different capacities for various charitable organizations throughout Rhode Island including Chair of the LaSalle Academy Inaugural Scholarship Dinner.  Karl has also served as an admissions advisor to Boston College where he graduated in 1977.

Jeff Finan, a Partner at Hayes & Sherry Real Estate Services, joined the firm in 1990 as a commercial real estate broker. He has worked exclusively throughout Rhode Island and Southeastern Massachusetts, representing a wide range of national and regional corporations in office, industrial, and distribution real estate transactions.

Throughout his career, Mr. Finan has represented prominent clients including General Electric, Federal Express, Leviton Manufacturing, Honeywell, Draka Cableteq, and Tiffany & Company. His experience includes both leasing and investment sales, with a strong focus on complex industrial and office assignments.

Notable transactions include the sale of the former 650,000-square-foot Leviton Manufacturing Plant in Warwick, Rhode Island to Dean Warehouse Group and Michael Integlia & Company, as well as the successful negotiation of a 12-year lease renewal for Draka Cableteq. Mr. Finan also represented Kenwood Realty in a 10-year lease transaction with Tunstall America, a leading provider of connected healthcare solutions.

Additional transactions include the sale of 2000 South County Trail in East Greenwich, Rhode Island, a 140,000-square-foot semiconductor R&D facility for ON Semiconductor, which was redeveloped into a Class A suburban office building, and the sale of a 135,000-square-foot biotechnology facility in Smithfield, Rhode Island to Rubius Pharmaceuticals, a Cambridge, Massachusetts–based biotechnology company.

Most recently, Mr. Finan served as the exclusive tenant representative for Edesia Nutrition, a local nonprofit organization, in its expansion into a state-of-the-art 85,000-square-foot manufacturing, distribution, and office facility on 10.1 acres at Quonset Business Park. He also represented A.T. Cross in a 45,000-square-foot office lease at 299 Promenade Street in Providence and The Macari Group in its acquisition of a 234,000-square-foot property at 30 Martin Street in Cumberland, which is currently undergoing a major renovation to Class B office space. Mr. Finan currently represents several local and national distribution companies seeking to expand operations in Rhode Island.

Steve Flachbart joined Hayes & Sherry Real Estate Services in 2018 as a Senior Vice President. He specializes in office, medical, and industrial real estate, advising clients on both leasing and investment sales transactions.

Prior to joining Hayes & Sherry, Steve spent 14 years at JLL in the suburban Chicago market, where he was responsible for representing approximately two million square feet of office and industrial properties across multiple submarkets. Throughout his career in both Rhode Island and Chicago, he has been a key contributor to teams that have successfully brokered more than 800 transactions, including landlord and tenant representation as well as property sales.

Steve has served as the exclusive tenant-representation broker for organizations such as Travelers, Providence Community Health Centers, PACE, and Black Diamond Networks. He has also worked closely with prominent real estate investment firms, including Wexford Science & Technology, Delta Dental, Northwestern Mutual Life Insurance, Fulcrum Asset Advisors, and LaSalle Investment Management.

Known for his client-focused approach, Steve prioritizes a clear understanding of each client’s property and transaction objectives and acts as a strong advocate throughout the entire process. He provides detailed cash flow analyses to clearly communicate the full financial impact of each deal and negotiates all economic terms, including pricing or rental rates, construction allowances, abatements, and other key concessions.

Steve earned a Bachelor of Business Administration with a concentration in Finance from Miami University in Oxford, Ohio. He currently resides in Warwick, Rhode Island, with his wife and three sons.

Derek Brazeau joined Hayes & Sherry Real Estate Services in 2019 as a commercial broker. He has been involved in investment sales facilitating transactions between property owners, prospective buyers, and investors. Due to his experience and past roles in the industry, Derek has joined Hayes & Sherry and is responsible for leading the Multifamily investment sales division; focusing on apartment buildings in the Rhode Island market and surrounding areas. His responsibilities include market analysis property valuation, marketing the property, negotiating, and staying up to date with market real estate trends.

Before joining Hayes & Sherry, Derek spent 5 years working with a local full-scale real estate investment firm engaging in Brokerage, Management, Development, Acquisitions & Holdings throughout Rhode Island, and Southeastern Massachusetts. He had various roles within the organization, including sales, leasing, property management, and project management in the residential and commercial sectors of the business.

With his experience, Derek has a well-rounded background and education in the real estate business. His understanding of investment sales in the multifamily sector and local market knowledge will prove critical for investors looking for a valuable resource.

Derek earned his bachelor’s degree in marketing from Salve Regina University. He lives in Johnston with his wife, two sons, and daughter.

Holden Wilson joined Hayes & Sherry Real Estate Services in 2025 as an Associate Broker.  He specializes in the office, medical, and industrial services divisions serving clients’ needs in both leasing and investment sales capacities.

Before joining Hayes & Sherry, Holden was in the Army for five years. He attended Airborne School and participated in Operation Atlantic Resolve in Eastern Europe before being Honorably Discharged as a Sergeant. 

Following his military career, he worked as a Commercial Construction project manager in Savannah, GA on multiple projects across Georgia including the Addie, Peachtree Creek and the Townes at Clarkston. He also served as the Emergency Management Coordinator for the Town of Hilton Head Island, SC during hurricanes Debby and Helene.

Mr. Wilson earned his Bachelor’s in Business Administration with a concentration in Management from The University of South Carolina and currently lives in Barrington, RI with his wife and son.

Connor Kenworthy joins Hayes & Sherry as a commercial real estate professional specializing in industrial and retail properties, with experience representing buyers, sellers, tenants, and landlords in leasing and sales transactions. Before relocating to Rhode Island, he served as a Sales & Leasing Associate with Pacific Coast Commercial in San Diego, where he completed close to $100 million in lease and sale transactions and was consistently ranked among the firm’s top producers. Connor’s work encompasses site selection, market analysis, and strategic positioning of assets to maximize value for owners while aligning location, visibility, and operational needs for occupiers.

He has participated in a wide range of assignments, from multi-tenant retail centers to single-tenant industrial and service-oriented properties, giving him a practical understanding of both investment sale dynamics and long-term lease structures. Drawing on his background in sales and business development, Connor is recognized for his proactive prospecting, diligent follow-up, and client-focused approach, which supports long-term portfolio and business growth.

Connor earned his degree in Psychology, with minors in Philosophy and Spanish, from Eckerd College. Now based in Newport, Rhode Island, he focuses on helping industrial and retail owners, investors, and occupiers navigate the evolving New England commercial real estate market.

Francesca is a Broker Coordinator at Hayes & Sherry, playing a key role in the firm’s marketing, branding, and transaction support efforts. Working closely with the brokerage team, she helps position properties and clients effectively in the marketplace by creating high-quality marketing materials, proposals, and presentations.

Francesca supports leasing and investment sales assignments by coordinating listing launches, managing CRM and marketing platforms, preparing market research and property analyses, and ensuring consistent branding across all client deliverables. She collaborates with brokers to develop targeted marketing strategies that enhance visibility, generate interest, and support successful transactions.

With a strong attention to detail and a creative, organized approach, Frankie helps ensure that every listing and client presentation reflects the firm’s professional standards while allowing brokers to focus on advisory and deal execution.
Before joining Hayes & Sherry, Frankie served as Office Manager at Quidnessett Country Club in North Kingstown, RI. In her previous role, Frankie oversaw all aspects of the club's marketing, financial, technical, team, and member relationship and engagement.

Francesca is a graduate of Johnson & Wales University with a B.A. in Business Administration.

Denise joined Hayes & Sherry Real Estate Services in 2007 and plays a central role in the firm’s operations, overseeing office management, marketing, market research, real estate CRM development and management, website administration, and information technology. Her behind-the-scenes leadership and organizational expertise allow the brokerage team to remain focused on leasing and investment sales.

Prior to Hayes & Sherry, Denise worked as a Deal Coordinator at Gershman Brown Crowley, where she supported CVS development projects across New England. She served as a key liaison among clients and multidisciplinary development teams, ensuring projects progressed efficiently and were accurately presented at real estate meetings. She also coordinated training seminars for brokers and developers and supported senior real estate leadership at International Council of Shopping Centers (ICSC) events.

Earlier in her career, Denise spent nearly 30 years with CVS in Property Management, Lease Administration, and Real Estate roles. She provided executive administrative support to two Regional Directors of Real Estate for the West Coast market, preparing presentation materials, maintaining project data, pre-qualifying sites, and coordinating with development partners on active real estate initiatives.

Denise lives in Wakefield, Rhode Island, with her husband, Don.

Mary Ann joined Hayes & Sherry in 1990, having previously worked at The Codman Company in Boston. With over 30 years of experience, Mary Ann supports the team and their clients to ensure a smooth operation on the business end of the office environment.
